Arts & Warehouse District

Adjacent to the CBD, the Arts and Warehouse District has many features that make it one of the best options for new residents seeking condominium living in a warehouse-style urban neighborhood. Condos completely dominate the residential market in the Warehouse District. Condo prices in the Warehouse District have increased significantly in the recent years. At the same time, listing inventory has gone down. A snapshot in first quarter of 2015 show only 25 listings with average/median prices approaching $400 per square foot. If you’re looking to own a condo in the Warehouse District, you’ll need to plan on spending at least $300,000. There are many building to choose from, including some awesome boutique buildings. Among the larger buildings worth mentioning is the Federal Fibre Mill, as well as several buildings on Julia Street, such as Gallery Row. Apply named, this medium-sized building and several other quality neighboring properties are located in the heart of the Arts District.

Garden District & Uptown/University

There are two main categories of condominiums in the Garden District and Uptown/University. The first are “traditional’ high-rise and medium-rise buildings, many of which are located on the famed St Charles Street Car and Parade Route. Studios and sometimes one bedrooms start below $150,000, but supply on these is limited.  Above $200,000, you can find a good variety of condos on the market from which to choose.

The other major category of condo in this area are historic homes that have been subdivided. These residences can be quite interesting and offer buyers an opportunity to own a unit inside of a large, historic residence.

Lakeshore Condos

Some of the most scenic areas of Greater New Orleans are on the banks of Lake Pontchartrain. Lake Shore Drive on both sides of the lake is a beautiful drive and as well as a great place to live.
